About this episode
This episode discusses the acquisition process in farmland, focusing on buyer readiness and strategic considerations.
On June 5, 2026, Tim Hammond (Founder, Hammond Realty) and Wade Berlinic (Ag Exits and Acquisitions Strategist, Hammond Realty) returned for Episode 2 of the Driving the Transition Train series, flipping from the exit lens to the acquisition lens. Where Episode 1 walked the Four Ds from the seller's seat, this session walked the same framework from the buyer's seat -- and the opening poll made the case immediately: 55% of the room said their biggest barrier to acquiring farmland was not having the entity or plan in place, and a second poll found that zero percent of the audience had a war room with all their advisors at the same table. The conversation moved through buyer readiness (what it takes to have the answer before the phone rings), strategic fit (the most expensive mistake a buyer can make in 30 days), creative deal structure (a seller retaining $30M of a $70M holding to unlock the deal for a buyer who could not otherwise afford it), and the capital supply question -- whether there is enough money in the system to transition all the farms that need to transition in the next two to three decades.
